Utah Real Estate Agent Explains How A Fire-Damage House Can Sell "As-Is" For $440,000

Homeowners in Utah County are selling their fire-damaged houses at “starter home” prices. In an interview with Dave &Dijanovic on News Radio 102.7 FM, a real estate agent and the president of the Northern Wasatch Association of Realtors discussed the sale and the status of the market for distressed property in Utah County. The house, which has four bedrooms, 2 ½ baths, and approximately 2,080 square feet, suffered fire damage in June. The fire started in the garage and spread to the upstairs bedroom and kitchen. “Again, I don’t know all the details. I haven’t seen it in person. I haven’t researched it a ton. But you know anything can sell at the right price. . . the market has shifted significantly since interest rates have doubled. And so, it’s just it’s probably a little unrealistic,” Speth said.

Speth estimated the median sales price for a house in Utah Country at between $590,000 and $600,000. A Saratoga Springs “starter home” selling price would be around $450,000.

“This particular home is probably going to be bought up by an investor, somebody with cash. I think you’d have a hard time getting financing on it in its current condition. Most investors are going to buy something and fix it up for a profit,” Speth said.
