Building a New Home: Is Custom Design or Off-the-Plan Better?

If you’ve decided to build a new home, you’re most likely weighing up the pros and cons of building an off-the-plan design compared to going down the custom-designed route. There are various benefits and downsides to going down either path, so here’s a run-down of each option to help you get the right home for you, at the right price.

Off-the-Plan

When you decide to build, a simple and straightforward option is to choose a volume builder that offers a catalogue of off-the-plan home designs.

One of the biggest drawcards of employing a volume builder is the cost savings. Because volume builders typically adopt a series of tried-and-tested building processes, work on multiple projects in the same location simultaneously, and have well-established relationships with their suppliers where they can negotiate bulk discounts, they can generally build homes with a comparably affordable price tag.

Another key benefit is that most volume builders will also provide display homes which essentially remove some of the guesswork associated with building a new home, by giving customers the opportunity to sample the design and finishes of their homes before committing.

However, there are a couple of downsides with buying off-the-plan, including the limited scope for customisation. If your preferred builder doesn’t offer the exact home design you want, it may prove difficult to make significant changes to the design suit your individual requirements.

Additionally, you may also be limited in terms of location. Because most volume builders will focus on working only in specific locations at any given time (typically in new and emerging suburbs on the outskirts of cities or in regional locations), they may not be as well-equipped to take on a project (like a knock-down and rebuild) in a location outside of their preferred suburbs—and if they do take it on, they’re likely to charge a premium price for it.

Custom Design

If you have unique requirements for your home that simply can’t be met with a stock-standard design, custom building is the way to go.

Whether you’re building on a challenging site, require a very specific floor plan, need to utilise unique building materials, want to incorporate detailed features or would like to adopt an eco-friendly focus, custom design can help you create a home that speaks directly to your unique needs and requirements, in almost any location you want.

However, the key downsides of a custom build usually relate to cost and time. Because your builder will be working with brand-new designs, working with materials they may not be familiar with and relying on unfamiliar suppliers they haven’t yet built a solid relationship with, the build is likely to not only cost more financially, but also take longer to complete.

If you can find a volume builder that offers a home design that almost hits the mark, it’s worth investigating how difficult it would be to make some alterations to the design to get a home design that meets your specific requirements, while making the most of the benefits that come with volume building.

If you do decide to go down the custom route, many custom home builders will need you to seek the services of an architect and/or draftsman to develop your home designs independently.

However, some custom home builders offer a design-and-build service which allows you to work directly with them from the get-go to create a design that meets your unique requirements. Many even offer interior design add-on services that will help you finish the home to the exact standard you want. Because the entire project can be managed with the help of a single company, this approach can have a range of benefits from cost, time and service perspectives.

Ultimately, because everyone’s requirements are different, your best bet is to do some research to develop a shortlist of the builders you think may be able to deliver on what you want, then contacting them individually to find out more about what is and isn’t possible to help you settle on the best option for you.
