What is an Encumbrance Certificate?
Let me first inform you the meaning of ‘Encumbrance’ – encumbrance means charges or liabilities created on fixed property. An Encumbrance Certificate gives the details of all the registered property transactions made on during the period for which the EC is required.
Importance of Encumbrance Certificate:
At the time of purchasing a property, it is very important to check the previous transactions made on the property. An Encumbrance Certificate gives us the detailed picture of previous property transactions of the property and it also state that the property is free from all the dues.
Types of Encumbrance Certificate:
There are two types of encumbrance certificates; they are Form 15 and Form 16.
Encumbrance Certificate on Form No. 15 will encloses sale record, lease, advance gift, partition, Book Number, Volume number with date wise, release etc registered with the sub-registrar. The Form contain of registered property transaction details in the owner’s name for a particular period.
In case of no transactions taken place/no transaction is registered for the particular period the Form No 16 will be issued as a Non-Encumbrance Certificate. If Form No 16 is issued, it means that the property is free from all type of liabilities for the requested time period

Get Encumbrance Certificate online by following these simple steps:
Go to the website http://igrs.ap.gov.in/
Then click on Encumbrance Search link placed on the right side of the website
Now send New Encumbrance Statement Web page, Click on the “Submit” button in the bottom of web page.
Then in the Search for Encumbrance option fill in the details that appear on the search screen. . You should provide information such as your name, address, zone, district, SRO, street name, village, house details, suitable amount, and limits to submit the application form online Once you are complete with filling the details in the search screen click on the submit option. It will automatically go to the new page with the list of items that matched the search displayed.
