Airbnb Warns of Major Reset (40 Percent Losses Emerge) - Video

In this 24 August 2026 published video, host Nicholas Gerli talks about how Airbnb CEO Brian Chesky is making a major shift in the company’s strategy. Airbnb is expanding beyond its traditional short-term rental business into hotels, experiences, car rentals, and other areas of travel, with Chesky talking about turning Airbnb into the “Amazon of travel”.

That might be great news for Airbnb corporate. But for the traditional Airbnb host who bought a house or condo specifically to operate as a short-term rental, the situation is becoming much more difficult.

I traveled to an Airbnb-heavy community southwest of Orlando, Florida, where nearly 18% of the units are currently listed for sale. Many of these properties have large price cuts, have been sitting on the market for months, and are generating very little buyer interest.

Just a couple blocks away, one Airbnb owner bought a property for $699,000 in 2023 and is now trying to sell it for around $495,000. That’s roughly a $200,000 loss in only three years.

And Orlando isn’t the only market where this is happening. In Nashville, I found an Airbnb property that was purchased for $999,000 and is now listed for $599,000, representing a potential $400,000 loss.

Meanwhile, Airbnb demand growth in the U.S. is slowing. AirDNA reported only about 2% year-over-year growth in booking demand in July 2026, while hosts are dealing with more competition, rising management costs, property taxes, insurance, maintenance, and tighter short-term rental regulations.

Cities are also starting to crack down. New York City has already implemented major restrictions, while Salt Lake City recently passed new limits on short-term rentals and Airbnb is now pushing back against the city.

The financing side could create another layer of risk. During the 2021-22 boom, many investors used DSCR mortgages that were underwritten based on the expected cash flow of the property. 

The important distinction is that Airbnb corporate can continue performing well even while individual Airbnb hosts struggle. Airbnb is expanding internationally and into new travel categories, while many U.S. hosts are dealing with oversupply and shrinking profit margins.

In some of these vacation and investor-heavy markets, home values are already dropping significantly. Reventure data shows declines in areas around Orlando, Sevierville, Punta Gorda, Phoenix, and other markets with large concentrations of short-term rentals.

And despite those declines, many Airbnb properties still look expensive relative to the income they generate. That could mean more price cuts and more forced selling before buyers are willing to come back into the market.

The upside is that this could eventually create opportunities for homebuyers. If more short-term rental investors liquidate properties, that means more inventory, more negotiating power, and potentially lower prices in markets that became extremely expensive during the pandemic.
