The U.S. housing market has officially shifted into the strongest buyer’s market on record since 2013, according to the latest data from Redfin. The imbalance has widened for four consecutive months. While the pool of active, motivated house hunters dropped to a record low of roughly 928,892 buyers in September 2026, the number of active listings surged to 1.51 million homes. This massive seller surplus is not due to a sudden rush of brand-new construction or new listings, but rather because homes are lingering unsold as buyers pull back. The result is a highly fragmented market where buyers who can afford to participate hold significant leverage to negotiate lower prices, ask for concessions, or walk away. In fact, 14.5 percent purchase contracts were canceled in September—the highest non-pandemic cancellation rate on record.
The record-breaking shift is being driven heavily by a severe seller glut across the Sun Belt. According to Redfin’s September 2026 Housing Report, over 80 percent of metro area (41 out of 50 analyzed) now favor buyers.
While cities like Seattle (-4.4 percent), San Jose (-3.4 percent), and Denver (-2.6 percent) saw median sale prices drop month-over-month, structural outliers like San Francisco actually saw prices climb 14.6 percent year-over-year, defying the national trend due to hyper-local tech wealth.
