Boston Apartment Market Sees Rising Vacancy, Flat Rents After September 1 Leasing Rush

Boston, MA — September 2025 — After Boston’s traditional September 1 leasing turnover, the city’s apartment market is showing early signs of cooling.  Vacancy and availability rates are up slightly year-over-year while rent prices for Boston apartments remain relatively flat.

Vacancy and Availability Edge Higher

The Real-Time Availability Rate (RTAR) for Boston now stands at 1.95%, up nearly 18% from last year, while the Real-Time Vacancy Rate (RTVR) has reached 1.57%, a 22% increase year-over-year. Across Greater Boston, apartment availability sits at 2.19% and vacancies at 1.68%, marking similar gains.

While these percentages remain low in absolute terms, indicating a competitive market, they represent meaningful increases compared to the tight apartment supply seen in recent years.

Rents Hold Steady Amid Shifting Dynamics

The average rent in the City of Boston sits at $3,260 per month, nearly unchanged from last year (+0.18%). Over the past 90 days, however, rents have slipped by about -1.5%, suggesting that upward pressure on pricing may be easing.

Faster Turnover Despite More Supply

Even as more apartments remain on the market, listings are leasing more quickly. The median days on market in Boston is now 26 days, down nine days from last month and four days from a year ago according to Boston Pads real time rental data.

This paradox—rising vacancy alongside faster leasing—suggests that while more units are available, strong renter demand is still absorbing inventory at a brisk pace.

What It Means for Renters and Landlords

For renters, the slight rise in supply may provide more room for negotiation, especially outside Boston’s most competitive neighborhoods. For landlords, the data highlights a shift from the extreme scarcity of recent years to a more balanced market, where competitive pricing and well-maintained units are key to attracting tenants.

Outlook

The months following September 1 often set the tone for Boston’s rental market. As demand cools in Q4, apartment prices typically trend downwards until the market begins to pick back up in January.  But with availability still under 2% in the city, Boston remains one of the tightest apartment markets in the nation.
