P1.2 Billion in Homes Delivered: How Precast Is Speeding Up Horizontal Housing in Bulacan and Cavite

Two residential communities north and south of Metro Manila hit major milestones on the same day this October, and both point to a shift in how Filipino homes get built.

On October 15, Megawide Construction completed its P1.2-billion horizontal housing developments for PH1 World Developers, finishing Northscapes San Jose del Monte in Bulacan and turning over the first completed blocks of Southscapes Trece Martires in Cavite. The two contracts total P1.168 billion: P575 million for Northscapes and P593 million for Southscapes.

Northscapes: A Full Community in Under Three Years

Northscapes sits on 4.6 hectares in Barangay Kaypian, San Jose del Monte. The scope went beyond houses. The contractor built 329 housing units along with the road network and land development for the entire community. Launched in 2023, the project reached completion in under three years and was designed for modern, energy-efficient living.

Southscapes: First Homes Ready in Cavite

Southscapes, in Barangay Lapidario, Trece Martires City, is PH1 World Developers’ first horizontal development in the South. The roughly five-hectare community will hold 394 homes, with townhouse and single-attached options for Filipino families. The October turnover covered three blocks with 40 units, a fully completed portion of the site. Construction continues on the remaining units.

Why Horizontal Housing Is Harder Than It Looks

A housing community is not one building. It is hundreds of homes, plus the road network and land development that connect them, all delivered to the same standard.

Megawide Construction Chief Operating Officer Frederick Tan described the challenge as “delivering an entire community with speed, consistency, and efficiency.” As a construction company in the Philippines that handles design, engineering, procurement, and construction under one platform, the firm can take a holistic view of each project, work more efficiently, and deliver more effectively.

Precast Moves the Work Off Site

The key method behind both projects is precast construction. Components are produced off site while work progresses on site, so construction activities run in parallel instead of in sequence.

She noted that reaching that goal means rethinking how homes are delivered, not just where they are built, and that a coordinated approach with its contractor brings greater consistency and efficiency to each development.

The completed Northscapes community and the first Southscapes turnover show what an integrated model can deliver in residential construction.
