Mamdani’s 'Rent Freeze' Backfires as Thousands Lose Their Apartments (Video)

In this 5 November 2026 published video, host Cash Jordan talks about how New York City thought freezing the the rent was a great way to save people money, but it turns out it’s just making things more expensive.
In June 2026, the New York City Rent Guidelines Board voted to freeze rents on both one- and two-year leases for the city’s roughly 1 million rent-stabilized apartments. The freeze went into full effect on October 1, 2026. This fulfilled a central socialist campaign promise made by Mayor Mamdani, who appointed a majority of the board’s members earlier in the year.
Think tanks and publications such as the National Review’s Analysis on the Rent Freeze, the Competitive Enterprise Institute, and commentary in the New York Post argue that suppressing revenue by billions of dollars drives property distress, deferred repairs, and tighter overall market supply rather than immediate mass displacement. The broader criticisms is that price controls squeeze landlord profit margins, choke off financing for distressed and nonprofit-run rent-regulated buildings, halt maintenance, and disincentivize new construction.
To cushion the blow for certain property owners, the Mamdani administration carved out an exemption allowing one-time rent increases on vacant units for distressed landlords. This exemption applies specifically to roughly 300,000 city-financed and regulated rent-stabilized units (about one-third of the city’s total stabilized housing stock).
Federal mortgage giants Fannie Mae and Freddie Mac responded to the freeze by tightening lending standards or pausing new loans on rent-regulated buildings. Critics argue this makes it incredibly difficult for landlords to refinance their properties. Landlords and conservative editorial boards argue that freezing revenue while operating costs and inflation rise will force owners to cut back on building maintenance, potentially leading to property deterioration or building foreclosures. Tenant advocacy groups and the Mamdani administration maintain that the freeze is a necessary emergency measure to protect low- and middle-income New Yorkers from being priced out of the city during an ongoing housing affordability crisis.
The policy remains heavily contested and is currently the subject of a lawsuit by landlords challenging the independence of the rent-setting process.
